(a finished loft bedroom with dormer works best)

Your loft is often the cheapest way to add a whole extra room — a bedroom, a home office, a teenager’s den or an en-suite — without losing an inch of garden. We convert lofts properly: structurally sound, warm, light and built to building regs.

Because we handle the full job in-house, from raising the roof and forming dormers to the final plaster and staircase, you get a seamless finish and one team to deal with.

What’s involved

We assess your roof space and head height first, then plan the layout, stairs and any dormers needed to make it genuinely usable.

The work typically involves strengthening the floor, forming the new roof structure or dormers, adding insulation, windows and a compliant staircase, then first and second fix for electrics and plumbing if you’re adding an en-suite.

We finish with plastering and decoration so your new room feels like it was always part of the house — not a cold space under the rafters.

“He went above and beyond to help me sort out what other builders had done, did it for a reasonable price, and even stayed well into the night so me and my children had a secure home. I’ll never use any other builder now.”

Your most common questions

Will my loft be tall enough to convert?

As a rule of thumb you want around 2.2 metres at the highest point, but there are ways to gain height. We’ll measure up on a free visit and tell you straight whether it works.

Do I need a proper staircase?

Yes — building regs require a fixed, compliant staircase, not a ladder. We’ll design it to fit your space and lose as little room as possible on the floor below.

Can I add an en-suite up there?

Usually yes. As builders who plumb, we can run the pipework and fit a neat en-suite as part of the conversion.
